What Size HVAC System Does a New Jersey Home Need?
The most consequential number in a replacement quote is capacity, and it is the one most often arrived at by guesswork. Bigger is not better — oversizing produces a house that is cold, damp and expensive.
Short answer
Capacity should come from a Manual J load calculation on your specific house — square footage, insulation, window area and orientation, air-tightness and occupancy. Square footage alone is not enough, and matching the old unit carries forward whatever error was made originally.
Why square footage does not answer it
Two 2,000 square foot houses in the same New Jersey town can need meaningfully different capacity, because the floor area is one input among many.
A 1920s colonial in Montclair with original windows, minimal wall insulation and a west-facing glazed wall is a completely different load from a 1998 house in Marlboro with modern glazing and a properly insulated attic. Same square footage, different answer.
What actually goes into the calculation
Insulation levels in walls, attic and floor. Window area, glazing type and which way they face. Air-tightness. Ceiling heights. How many people live there and what they do. Shading from trees and neighboring buildings. Duct losses where ducts run through unconditioned space.
It is a standard, not an opinion
The residential method is called Manual J. It is a defined procedure with defined inputs, which means two competent contractors doing it properly on the same house should land close to each other. Ask whether one was done and to see the result.
Why matching the old system is usually wrong
The most common shortcut, and it compounds errors rather than avoiding them.
The original was probably oversized
Rule-of-thumb sizing was normal for decades, and it erred large — a bigger unit was seen as safe. So the nameplate you are matching may already be wrong.
And the house has changed since
Attic insulation added, windows replaced, air sealing done, sometimes an addition built. Every improvement reduces the load. Matching the old nameplate carries the original error forward and ignores twenty years of improvements.
A smaller replacement is often the right answer
And it frequently alarms people, because it reads as the contractor cutting corners. It is the opposite. If a load calculation says three tons where four sits there now, three tons will hold the house better.
What oversizing actually does
This is the part worth understanding, because the symptoms get blamed on everything except the cause.
On cooling: cold and clammy
Removing humidity takes run time. An oversized air conditioner drops the temperature quickly, satisfies the thermostat, and shuts off before it has dehumidified. The house reads 72 degrees and feels damp — and turning the thermostat down makes it worse. In New Jersey's humid summers this is the single most common complaint after a bad replacement.
On heating: uneven temperatures
An oversized furnace heats the space near the thermostat quickly and shuts off before warm air has reached the far rooms. Short cycling also wears the equipment, because starting is the hardest thing it does.
On both: shorter equipment life
More starts per season, more wear. An oversized system does not last longer for being under-worked — it lasts less long for being started constantly.
Undersizing exists too, but it is rarer
A system genuinely too small runs continuously in extreme weather and never quite reaches setpoint on the hottest or coldest days.
Worth noting: a system that runs a long time in a heat wave is not necessarily undersized. Long run times are how a correctly sized system is supposed to behave, and they are what produces good dehumidification. The failure mode is not reaching temperature at all, not taking a while to get there.

Is a bigger air conditioner better?
No — it is the most common and most expensive misunderstanding in the trade. Oversized cooling short-cycles, leaves the house humid, and wears faster.
My contractor quoted a smaller unit than I have now. Is that wrong?
Probably not. Older equipment was routinely oversized, and if the house has been insulated or reglazed since, the load has genuinely fallen. Ask to see the calculation — that is the evidence either way.
How long should my AC run on a hot day?
Longer than people expect. A correctly sized system runs long cycles in hot weather, and that is what removes humidity. Short bursts on a 95-degree day suggest oversizing, not efficiency.
