When you need it: No heat below freezing, no cooling in a heat wave with someone vulnerable, or any gas or combustion fault.

Worth separating the genuine emergencies from the rest, because after-hours rates are real money. A carbon monoxide alarm or a smell of gas is not a service call at all — leave the building and call 911 or your gas utility from outside. No heat at or below freezing is urgent because of pipes rather than comfort. No cooling in a heat wave is urgent where anyone is elderly, an infant, or has a cardiac or respiratory condition. AC Repair in New Jersey

When you need it: It runs but will not cool, it trips the breaker, or it has stopped altogether.

Four causes account for most failures: a refrigerant leak, a failed capacitor or contactor, a blocked condensate drain, or a coil too dirty to shed heat. The first is the one to understand — refrigerant is not consumed, so a system that is low has a leak, and topping it up without finding that leak buys the same repair again next summer. AC Installation in New Jersey

When you need it: The existing system is beyond economic repair, or a repair quote is nearing a third of replacement.

Sizing comes before shopping. The right capacity comes from a load calculation on your actual house, not from matching whatever is there — much of New Jersey's postwar housing was fitted with oversized equipment, and those houses have since been insulated and had windows replaced. Oversized cooling short-cycles: it drops the temperature fast, shuts off before it has removed any humidity, and leaves a house that is cold and clammy. When you need it: Cooling or heating for a house with no ductwork, or a room the existing system never reaches.

An outdoor unit connected to wall or ceiling heads by a small refrigerant line, so it needs a three-inch hole rather than a duct run. That matters enormously in the older half of New Jersey — Hudson, Essex, Passaic and the historic parts of Mercer were built before ducted heating existed, and retrofitting ducts into a finished period house is expensive and destructive. A packaged terminal air conditioner is the self-contained unit under the window in most mid- and high-rise buildings — common in Jersey City, Hoboken, Newark and along the Gold Coast, and in the shore hotels. The critical detail is the sleeve: it is a fixed size built into the wall and the replacement has to fit it, and chassis dimensions vary between manufacturers. Through-the-Wall AC Installation in New Jersey

When you need it: Cooling for a room with no duct route, where a window unit is not wanted or not allowed.

The unit sits in a sleeve cut through the exterior wall rather than in the window, which frees the window, seals better and runs quieter. The work is part HVAC and part construction — cutting the opening, framing and flashing the sleeve, making the exterior weathertight. Furnace Repair in New Jersey

When you need it: No heat, short cycling, or a burner that will not stay lit.

Usually a failed igniter, a dirty flame sensor, a blocked condensate line on a high-efficiency unit, or a limit switch tripping on restricted airflow. That last one is worth knowing: a furnace that heats and then stops before the house is warm is often reporting a dirty filter rather than a broken furnace. Furnace Installation in New Jersey

When you need it: Past 15 to 20 years, a cracked heat exchanger, or repairs stacking up.

Sizing again comes from a load calculation, not the old nameplate. The bigger decision is fuel and technology: a high-efficiency condensing furnace vents through PVC out a side wall instead of up the existing flue, and that frequently leaves the water heater alone on a flue sized for two appliances — a real problem, and one that belongs on the quote rather than discovered afterwards. Boiler Repair in New Jersey

When you need it: No heat, cold or noisy radiators, pressure dropping, or the boiler locking out.

Boilers heat a great deal of northern New Jersey, and steam and hot water fail differently. Steam problems are usually air and water: failed vents, a flooded or dry boiler, radiators pitched so condensate cannot drain — which is where the banging comes from. Hot water systems lose pressure, trap air, or run a failed circulator. Most uneven-heat complaints in an older building are a balancing problem, and balancing costs a fraction of replacement. Boiler Installation in New Jersey

When you need it: The boiler is past its life, the block has cracked, or you are changing fuel.

The most expensive item here and the one where sizing errors cost most. Old boilers were routinely oversized for buildings since insulated and reglazed, so matching the existing output buys too much boiler — which short-cycles, wears faster and costs more to run. For steam, sizing is done from the connected radiation rather than a heat-loss calculation. Heat Pump Installation in New Jersey

When you need it: You are replacing heating, cooling, or both — and want one system to do both jobs.

This is the service New Jersey subsidises hardest. The state Whole Home program pays up to $7,500 depending on measured energy savings, and your electric utility stacks its own rebate on top — PSE&G, JCP&L, Atlantic City Electric and Rockland Electric all run separate programs with different numbers. The old objection was cold-weather performance; cold-climate models now hold useful output well below freezing, though the specification matters far more in Sussex than it does in Cape May. Oil to Gas Conversion in New Jersey

When you need it: You heat with oil, gas is available at the street, and the equipment is near end of life.

Timing is what makes this worth doing — converting when the boiler or furnace is due anyway means paying the difference rather than the whole job. The work is more than the appliance: a gas service line and meter from the utility, removal or abandonment of the oil tank, and usually a flue liner, because a flue sized for oil is too large for a modern gas appliance. Ductwork Repair and Sealing in New Jersey

When you need it: Rooms that never reach temperature, high bills with healthy equipment, or dust that keeps returning.

Duct leakage is the most under-diagnosed problem in a ducted house. Air lost from supply runs in an unconditioned attic or crawl space is air you paid to condition, and leaks on the return side pull in dust and unconditioned air. Sealing and insulating existing ducts is frequently better value than upgrading the equipment they feed. Air Duct Cleaning in New Jersey

When you need it: After renovation work, visible debris or mold, or a rodent problem in the ducts.

Worth being straight about, because it is oversold. Duct cleaning is genuinely warranted where there is visible contamination, mold, vermin or construction dust through the system, and in those cases it makes a real difference. As routine annual maintenance on a clean system it is not well supported, and the EPA does not recommend it on a schedule. Indoor Air Quality in New Jersey

When you need it: Persistent dust, indoor allergy symptoms, dry winter air, or damp summer air.

Several unrelated products sit under one heading and they are worth separating. Filtration removes particles and is about filter grade and fit — a dense filter in a system not designed for the pressure drop restricts airflow and creates a different problem. Humidification addresses dry winter air. Whole-home dehumidification is the summer counterpart, and in New Jersey's humid summers it is often what people actually need when they believe the cooling is undersized. Coastal HVAC Corrosion Protection in New Jersey

When you need it: Any outdoor equipment within a few miles of the ocean or the back bays.

Salt-laden air corrodes an outdoor condenser from the outside in, and the coil goes first — often years before anything else on the system is worn out. Shore equipment routinely dies at eight to twelve years where the same unit inland would run past fifteen. The countermeasures are unglamorous and they work: coated or corrosion-resistant coils specified at purchase, a freshwater rinse a few times a season, and keeping the unit clear rather than sealed under a cover that traps moisture against the fins. Which service do you need?

Most people arrive knowing something is wrong rather than knowing what to book. These are the usual routes in.

No cooling, or cooling that never gets the house cold

Start with AC repair. Check two things yourself first, because they account for a real share of calls: a filter that has not been changed in a year, and an outdoor unit packed with cottonwood, grass clippings or leaves. If both are clear, it needs gauges — and if the refrigerant is low, the leak needs finding rather than topping up.

No heat, or a furnace that lights then shuts off

Furnace repair if your heat arrives through vents, boiler repair if it arrives through radiators. The lights-then-dies pattern is almost always a dirty flame sensor, which is among the cheapest calls in this trade.

Cold radiators, or pipes that bang

Boiler work, and usually not a boiler replacement. Cold radiators on a steam system are nearly always failed air vents, and banging is water trapped where steam wants to travel. Both are venting and pitch problems that cost a fraction of what a new boiler does.

You want cooling and the house has no ductwork

A ductless mini-split in a house, a PTAC where the building already has sleeves, or a through-the-wall unit where a window unit is not permitted. Running new ducts through a finished pre-war house usually costs more than the equipment does.

Some rooms never reach temperature

This is ductwork far more often than it is equipment, and it is the single most misdiagnosed complaint here. Leaks, missing insulation and a system that was never balanced will defeat a brand new furnace exactly as they defeated the old one.

The system is old and you are deciding what next

Get both numbers. Cooling, furnace and boiler replacement all deserve a heat pump quote alongside them, because New Jersey stacks a state rebate with a utility one and that can close much of the gap — and one system then does both jobs. If you heat with oil, add conversion to the comparison.

Dust, dryness, or air that feels damp with the AC running

Air quality covers four different problems and it is worth knowing which one you have — filtration, winter dryness, summer humidity and ventilation need different equipment. Damp air while cooling runs usually means the system is oversized rather than undersized.

Nothing wrong — you want it checked before the season

Maintenance, in spring for cooling and early fall for heating. The first heat wave and the first hard freeze produce most of the year's emergency calls, on systems that had been sitting idle.
