HVAC across New Jersey
Few states ask more of heating and cooling equipment. A system here has to hold a house through single-digit January nights and through multi-day stretches above 90 degrees in July — and it usually has to do it in a building put up before either job was expected of it. More than half of New Jersey's housing predates 1970.
That is why the right answer is so rarely the same twice. A house with radiators and no ducts cannot take central air without a construction project, so cooling arrives as ductless heads or through-wall units instead. A high-efficiency furnace vents out a side wall and leaves the water heater alone on a flue built for two appliances. The equipment is the easy part; fitting it to the building is not.
The north, the shore and the south are different markets
North Jersey — Hudson, Essex, Bergen and Passaic — is the oldest and densest housing in the state, heated largely by steam and hot water boilers, with cooling added later as ductless heads or units in a wall because there is nowhere for a duct to run. It also holds most of the state's remaining oil heat: Marlboro is near 78% oil, Hopatcong above 60%, and in those towns a replacement is really a fuel decision.
The shore is governed by salt. A condenser within a couple of miles of the ocean corrodes years ahead of the same unit inland, and the coil is what fails first — which is why coastal equipment is worth specifying differently and rinsing regularly. Occupancy matters too: a house shut from October to May fails on the first hot weekend, not gradually.
Central and South Jersey are the most conventionally ducted parts of the state, on natural gas, and behave like Philadelphia's suburbs. Milder winters make heat pumps an easier argument there than in the northwest highlands, where design temperatures run several degrees colder and cold-climate specification genuinely matters.
Labor rates differ across the state too — access-constrained work in Hudson and Essex costs more than open suburban work in Gloucester or Salem. What a job actually costs depends on your equipment and what the fault turns out to be, and that is agreed with the contractor directly.
