It is biological growth on the evaporator coil
The coil is permanently damp while the system cools, and the drain pan beneath it holds standing water. It is most noticeable in spring and fall, when a system alternates between heating and cooling in the same week.
What actually clears it
Cleaning the coil and the drain pan properly, and clearing the condensate line. A UV lamp positioned at the coil keeps it from returning, which is the one genuinely well-supported use of UV in residential HVAC — a permanently damp surface is exactly what it is good at. Air fresheners and duct deodorizers mask it and change nothing.
When it is not the coil
A smell more like earth or wet cardboard, rather than sour laundry, usually means return-side ductwork drawing air from a damp crawl space or basement. That is a sealing job rather than a cleaning one. A sharp chemical or burning smell is neither — shut the system down and have it looked at.
