The dense north

Hudson, Essex and the older Bergen and Passaic housing rarely has ducts, so this is ductless territory. The practical constraints are where the outdoor unit can go and what the building permits — in a condo or co-op that is a board question before it is a technical one.

Air-source or geothermal?

Almost everything on this page describes an air-source heat pump, which is what the overwhelming majority of New Jersey installations are. Geothermal — ground-source — is the other option, and it is worth knowing where it makes sense.

What geothermal does differently

Instead of exchanging heat with outdoor air, it exchanges it with the ground through buried loops — horizontal trenches across a yard, or vertical bores. Ground temperature is far more stable than air temperature, so performance does not fall away on the coldest nights the way an air-source unit does. There is also no outdoor unit, which matters at the shore where salt destroys them.

What it costs you

The loop field. Installation is substantially more expensive and more disruptive than air-source, because it means either significant excavation or drilling, and it needs the land to do it. On a small lot in Hudson or Essex it is frequently not feasible at all; on an acre in Hunterdon or Sussex it is straightforward.

When it is worth pricing

New build or major renovation where the ground is being disturbed anyway. Large properties in the colder northwest, where air-source performance falls off most. And properties with no gas main, where the incumbent fuel is expensive propane or oil. Incentives treat geothermal separately from air-source, so ask what applies rather than ruling it out on headline price.
