Indoor Air Quality in Summit

The house is cold and damp, and turning the thermostat down makes it worse. A whole-home dehumidifier fixes what a bigger air conditioner would not.

The target range

45 to 55% relative humidity, and never above 60% for long — that is where dust mites and mold become comfortable. A $15 hygrometer settles arguments about this far more cheaply than equipment does.

Dirty sock syndrome, and what a musty smell actually means

The trade name for it is dirty sock syndrome, and it describes exactly what people report: a sour, musty smell like damp laundry that appears when the system first starts and fades as it runs. It is common enough to have earned a name and it is almost always the same cause.

It is biological growth on the evaporator coil

The coil is permanently damp while the system cools, and the drain pan beneath it holds standing water. That is an ideal surface for bacteria and mold, and the smell is strongest at start-up because air is pushed across a stagnant coil before the condensate starts moving again. It is most noticeable in spring and fall, when a system alternates between heating and cooling in the same week.

What actually clears it

Cleaning the coil and the drain pan properly, and clearing the condensate line. A UV lamp positioned at the coil keeps it from returning, which is the one genuinely well-supported use of UV in residential HVAC — a permanently damp surface is exactly what it is good at. Air fresheners and duct deodorizers mask it and change nothing.

When it is not the coil

A smell more like earth or wet cardboard, rather than sour laundry, usually means return-side ductwork drawing air from a damp crawl space or basement. That is a sealing job rather than a cleaning one. A sharp chemical or burning smell is neither — shut the system down and have it looked at.
